Empty Homes Matchmaking

Ashfield District Council is committed to bringing empty properties back in to use. As part of this commitment, we are piloting an empty property matchmaking service.

What is the Empty Homes Matchmaker Service?

The Matchmaker Service “matches” and brings together those empty homeowners who wish to sell their empty home with an investor or landlord, or property developer who wishes to purchase an empty home and bring it back into use.

What are the benefits to empty homeowners?

  • the Matchmaker Service is completely free of charge
  • helps take the hassle out of selling a home
  • provides an option for properties that require extensive renovation that cannot secure a mortgage or estate agents do not wish to market.
  • can help to save on estate agent fees as there is often no need to advertise
    the home on the open market
  • reduces the likelihood of having to pay the Empty Home Premium Charge - providing the home is sold within 12 months of becoming empty. The Empty Home premium Charge is detailed within the Council Tax Discounts section of our website.

 

What are the benefits to a landlord, letting agent, registered provider or property developer?

  • the Matchmaker Service is completely free of charge
  • landlords, letting agents, registered providers or property developers get access to homes that are often not on the open market
  • help to find a tenant and access to ongoing tenancy support for a new tenant.

The free empty homes matching service connects owners of empty properties in Ashfield with investors that want to turn them into lived-in homes.
We can’t guarantee that a deal will happen but we try to find the best match using the information we have in our lists of possible sellers and buyers. We hope the introductions we make will lead to deals that bring empty homes back into use.

How to take part

How the service works

What are the terms of the scheme?

Before you sign up, you need to be aware that your contact information will be passed to other parties if a suitable match is found. Both parties must give specific permission before their information can be passed between them.

This service brings parties together to potentially negotiate a mutually beneficial deal but there is no guarantee of success.

Who can take part?

The scheme is open to anyone that owns an empty property in Ashfield and any investor or landlord looking to bring an empty home back into use in the county. There is no charge for this service.

How do I get my details added or removed from matching list?

Please contact Environmental Health Residential via email specifying whether you wish to be added or removed and we will do that for you.

How are matches prioritised?

The scheme will match up empty homes and potential owners using basic criteria. Where there’s more than one suitable match, the date of the application is used to prioritise offers.
