Largest new housing development in Kirkby

Work has started on Ashfield District Council’s largest housing development to date on Warwick Close in Kirkby, which will see 34 new affordable family homes being built.

In total 18 two bedroom and 16 three-bedroom family homes will be built, with work scheduled to be completed by the winter of 2023. The homes, that will be let to applicants on the Council’s Housing Register, will include the latest energy efficiency measures.

There are plans to include a 3-bedroom house with a ground floor bedroom and bathroom, making it suitable for a family where one of the occupants is a wheelchair user. The Council has often struggled to meet the needs of such households because of the limitations of the existing stock.

Since starting an ambitious affordable house building programme, the Council has completed homes on six brownfield sites and has started work on a further five sites.

Director of Housing & Assets, Paul Parkinson said “The new development will mark a milestone on the road to providing one hundred new affordable homes in Ashfield, which forms part of the Council’s strategic housing goal. The new homes will include the latest green technology that will contribute towards carbon reduction targets and will help ensure the cost of running a home are kept to a minimum.”

Matthew Jones, Lindum Group Framework Manager said: “This project marks the start of the largest housing scheme to date with Ashfield District Council, continuing our strong three-year working relationship with them. As we continue to work with the Council and help develop their carbon reduction targets, our in-house design team have continually improved the performance of the homes up to EPC A, which now include PV solar panels to lower energy bills for tenants and reduce carbon outputs."

“This scheme was procured through the Pagabo Medium Works framework, which supports early contractor engagement and collaboration with clients on their long term housing strategy."
